Privacy Policy

Know Before You Own (“KBYO,” “we”) helps home buyers and real estate agents look into a home before buying it. This policy explains what we collect, why, who we share it with, and the choices you have. We don’t sell your personal information, and we don’t use it for advertising.

What we collect

• Your account: name, email address, password (stored scrambled by our sign-in provider; we can’t read it), and when you agreed to our terms. If you sign up as an agent: brokerage, license number and state, and phone number if you give it.
• Homes you add: the address and type of home.
• Your walkthroughs: your answers, notes, and any photos or files you upload.
• Voice notes: when you use “Tell me what you see,” your phone or browser’s own speech service (for example Apple or Google) turns your voice into text. We receive and keep the text, not the recording, along with the organized note you confirm.
• Invites: the name and email address of a client an agent invites, and whether the invite was accepted.
• Feedback: what you send us, the screen you were on, and your browser or device type.
• Technical information: our hosting provider keeps standard server logs (such as IP address, time and page requested), and we count requests per account to prevent abuse. We use cookies only to keep you signed in. We don’t use advertising or tracking cookies.

Public records about homes

To look up a home, we send its address or map location to public data services, including the U.S. Census Bureau, FEMA, the Florida Department of Revenue, the U.S. Geological Survey, NASA and the U.S. Department of Education. The results (like flood zone, year built or nearby schools) describe the address, not you, and we keep them so the next lookup is faster. Nearby places come from Overture Maps Foundation data we store ourselves, and Florida school grades come from the Florida Department of Education.

How we use information

• To run the app: show your homes, walkthroughs and reports, and let invited people see what you’ve shared.
• To keep the app secure, prevent abuse and fix problems.
• To improve the app, including by reading beta feedback.
• To contact you about your account or important changes.

Who can see your information

• People you share with: when an agent invites a client, both can see that home, its walkthroughs, notes, photos and report. Clients see the agent’s name, brokerage and phone. A report you print or save is shared only by you.
• Service providers who run the app for us: Supabase (database, file storage and sign-in) and Vercel (hosting). They may only use your information to provide their service to us.
• Optional services: if we turn on AI help for voice notes or photos, the text or image is sent to our AI provider to organize it, under terms that don’t allow it to be used to train their models. If we turn on house photos, the address is sent to Google. We’ll update this policy before either is turned on.
• When required by law, or to protect the safety or rights of people or KBYO.
• If KBYO is sold or merged, information may transfer to the new owner under this policy.

Neighborhood information and fair housing

KBYO doesn’t score or rate neighborhoods, and it doesn’t use or show information about the people who live in an area. School letter grades are the State of Florida’s official grades, shown with their source and year.

How long we keep it, and deleting it

We keep your information while your account is open. You can delete your account at any time in the app (Account → Delete my account). That permanently deletes your profile, the homes you added and everything on them, and your walkthroughs, notes, photos, invites and feedback. Copies may remain in secure backups for a limited time before they are overwritten. Public-record information about addresses isn’t personal and isn’t deleted.

Your choices and rights

You can see and update most of your information in the app, and delete your account there. To ask for a copy of your information, a correction, or anything else about your privacy, email knowbeforeyouownfl@gmail.com. Depending on where you live, you may have additional rights under state law, and we’ll honor them.

Security

We protect your information with encryption in transit, per-person access rules in our database, secret keys kept only on our servers, limits on requests and uploads, and regular security reviews. No system is perfectly secure, so please use a strong password that you don’t use anywhere else.

Children

KBYO is for adults 18 and older. We don’t knowingly collect information from children.

Changes

If we change this policy in a meaningful way, we’ll tell you in the app or by email before the change takes effect.
